Types of Loans--
Full Home Improvement Loan
Encompasses the entire house. Eligible projects include roof replacement, new additions (if family size warrants), kitchen/bath remodel, lead base paint issues, plumbing and electrical work.
Emergency Loan
Short term loans for homeowners with emergency situations.
Eligible projects are roofs, heating repair or replacement, plumbing or other repairs determined unsafe and an emergency by the current Uniform Housing Code.
Energy Conservation Program
Short term loans to homeowners to make their home more energy efficient and reduce high energy costs.
Eligible projects include windows, insulation, etc.
Housing Accessibility Program
Short term loan to homeowners, landlords or tenants to provide accessibility to living facilities.
Eligible projects are ramps, grab bars, etc.
Other Available Loans
Sewer Aid Loans for sewer line repairs.
Manufactured Home Loans for repairs (if newer than 1976)
Loan Services Provided
Once the loan is approved, the project is given to a counselor who oversees the entire project from start to finish. The counselor designs, writes the specs, prepares architectural drawings, assists the homeowner in bidding the project, and acts as the project manager throughout construction phase.

Loan Eligibility--
Requirements for All Loan Programs
Property must be within Boise City limits.
Household must meet income guidelines.
Applicant must own the property or be the purchaser of record of the property and reside in it as their principal residence. In the case of non-owner occupied, the unit must be occupied by an eligible household with a positive cash flow.
The applicant must have a housing debt ratio of not more than 40% and a total debt ratio of not more than 50%, including this loan.
Applicant is restricted by contract or regulations governing each program.
Home Improvement Loan Program
Home improvement loans will include at least one Uniform Housing Code violation that promotes safe, decent and sanitary conditions.
Housing Accessibility Loan Program
Applicant or family member residing in the home must have an impairment which substantially limits one or more life activities such as caring for one´s self, performing manual tasks, walking, seeing, hearing, speaking, breathing, learning and working.
Emergency Loan Program
The home must have a situation that is determined to be an emergency or unsafe by the current Uniform Housing Code.
